Pay off mortgage?


When to pay off your mortgage?
Unless you have a mortgage that can be paid off within 6 months, you have to consider your overall financial situation, age and resources to make this decision. Here are some of the guidelines.
1. For some in or near retirement, it would take their investment portfolio and retirement money to pay off their mortgage. If they spent it to pay off the mortgage, they would NOT have as large a portfolio to grow or provide income. Since some folks are earning about 9% on their money, they would give up adding to their nest egg. For instance, if you had $1/2 million in your stock/bond accounts like Vanguard's Wellesley Income Fund, you would be adding about $45,000 to your pile each year on average. If you used $200,000 to pay off the mortgage you would be adding only $27,000 a year. If the market went to 3%, you would add only 9,000. In that case, paying a 3-4% mortgage off may be the smarter move since you are earning less than the mortgage rate.
2. If you have a tax situation that allows you to take mortgage interest off your taxes, you would lose that every year if you paid off the mortgage. Some pay less tax with the mortgage interest deduction every year.
3. If you want to maintain a good credit rating, paying the mortgage every month like clockwork helps the rating go up. There is no benefit financially to paying it off except the peace of mind that you don't owe anyone. Some folks have the dough and can pay the mortgage off anytime if needed. In fact some have a home equity line in case of emergencies. They don't like keeping cash earning just 1-2% in a bank. 
4. Some would rather have the investment earnings now since they will probably live a long time and don't want to take a reverse mortgage if medical expenses hit later on. They want to keep assets growing. These are the folks who would never give an insurer a lump sum in order to receive a fixed income for life. Inflation cuts the buying power in half in 20 years and they expect to need more income not less in 20 years.

Is your advisor a ‘hybrid’ or RIA or dually registered BD?
It may not matter to you how your advisor is operating but you will when you have a dispute. How you pay your advisor may be determined by the products they and their employer are legally allowed to sell. You may pay a monthly fee, a commission or a combination of those. A dually registered advisor is a registered representative with a broker dealer (licensed with series 7 (stock/bond/packaged products)) who also has a series 65 license (gives planning advice). Series 65 is also known as an investment advisor representative and leverages the broker dealers corporate Registered Investment Advisor (RIA governed by the SEC). A hybrid advisor has a series 7 and has their own RIA registered with the SEC or state regulator. RIA assets are held at a custodial firm. Your advisor could act on their own (discretionary) or need your permission to buy and sell each item. You give away control of your assets in a discretionary account and you usually pay a fee on all assets. This may stop churning your assets. But do they act as a legal fiduciary—give you the best deal possible? It is hard to know without research.

If you must shop for your own care and can find a policy you will pay higher rates without government help unless your doctor bills exceed a threshold and you itemize your tax deductions. GOP likes health-savings accounts where you pay more using pre-tax money. If you are too sick you will be assigned an insurer by the state which will take state money but may provide substandard coverage from novice doctors. States will receive a Fed block grant like the 1970s and can use the money for roads not care. There is no standard. For instance, in NJ under Medicaid, doctors who take NJ FamilyCare receive only $15 per visit. Young healthy people will avoid insurance and visit a hospital when sick. Universal coverage mandate and caps are gone and costs vary.
Our Reps have great coverage for free. They never had to experience 1970s style no-care. Millions had to sit in hospitals for days for care; some were sick and never had coverage they could afford. GOP promises ‘access’: most can not AFFORD coverage.

Why is your advisor recommending ETFs (index funds)?

TrumpCare: a return to the original GOP plan
Universal mandate, no lifetime cap, no pre-existing condition ban, cost negotiation from strength. These were all part of the Heritage Foundation plan when introduced in 1993.
Republican Sen. John Chafee of Rhode Island was the point man. The bill he introduced, Health Equity and Access Reform Today, had a list of 20 co-sponsors that was a who’s who of Republican leadership. There was Minority Leader Bob Dole, R- Kan., Sens. Orrin Hatch, R-Utah, Charles Grassley, R-Iowa, Richard Lugar, R-Ind., and many others. There also were two Democratic co-sponsors. The Chafee bill included: an individual mandate; Creation of purchasing pools; Standardized benefits; Vouchers for the poor to buy insurance; A ban on denying coverage based on a pre-existing condition. It did not expand Medicaid as Obamacare does, and it did have medical malpractice tort reform, which the current law does not.
Trump could tweak what we have and be a hero. Will GOP let him?

How to invest in retirement
Where do you invest if you are retired? If you are over age 70 you must take mandatory withdrawals from your IRAs because you got a deduction when you were contributing to you 401k and personal IRA accounts. If you are receiving a pension and Social Security you may have extra funds because you or your spouse is still working. First if one of you is under age 70, you can still make regular IRA contributions. It can be deducted if your AGI is under the income limit. This is a spousal IRA. You can put in $6500. You can make Roth IRA contributions at any age but there are income limits. There are no deductions now but every dollar earned is tax free in the future. You can also convert all or part of your IRA or rollover IRA to a Roth IRA as long as you pay the tax on the untaxed portion. This allows the rich to avoid the Roth income limits by putting the money in a regular IRA and then converting. This is a great retirement tool as all the gains are tax free and heirs benefit too. Retirement can last 30 yeas or more: invest.

Why aren’t those great jobs coming back? Trump has answer
When he tore down the historic Bonwit Teller to build his Tower, The Don contacted a construction middleman to hire Polish immigrants and aliens. They were not union and didn’t speak English. They were paid less than half the union wage and some were cheated out of their pay. The Don denies knowing anything. Today, Chris Wade has been displaced  by non union workers. His job was assembling cables and electronics for $30 an hour at Delphi Automotive in Warren, Ohio. Now Berta Alicia Lopez does the same work at the Delphi plant in Juárez, Mexico — for $1 an hour. 
The Don did what Delphi does and yet the “worker savior” promises to tell firms like Delphi how to run their business. The Don has claimed that he saved hundreds of jobs and yet we all know those jobs can’t be saved. The Don can shame companies to move jobs around or delay moving but we all know it is just a promoter making his image stronger. Companies with unfilled jobs say no qualified workers, need immigrants.

The Don lets polluters dump coal sludge in rivers—use only bottled water
Only two months after the clean river regulation, Trump dumped it so that Big coal can get rid of waste quickly and FREE. Lobbyists and Congress cancelled the reg because it was not even in force yet. Easy and quick victory for McConnell and Paul’s funders. The rules were difficult to write and took too long. Now the people who live in the aquifer of these mines will suffer over time. State regs are not difficult to avoid. Each family will need to test their water weekly so they can keep their jobs and stay alive. New mining methods blow up mountains for coal so owners must dump the remains. Valleys with streams are the preferred way and owners do not live there—only the little people.

Do you drive under 5000 miles a year? Save $500 a year
In some states, you can pay per mile for your full coverage. You need to establish you are a safe driver and be willing to put a mileage meter in your car. One insurer MetroMile that offered me a policy for 2 5-year-old cars in NJ charged me $760 a year with $500 deductible on collision and comprehensive. That beats my $1020 cost at GEICO. I have to get the car inspected locally. Metro operates in California, Illinois, New Jersey, Oregon, Pennsylvania, Virginia and Washington. National General is the ultimate insurer with excellent financial ratings but with poor customer services ratings on Google.

The Don plans to cut programs you use everyday to fund war
If you visit a museum or support young people serving the needy or listen to NPR or need inexpensive legal services or support drug use elimination in your town, you will see these programs eliminated in the coming year under a GOP budget. If you work at a war materials factory you will see expansion of your hours. In addition, Trump’s team favors cuts in small but high profile programs to support his propaganda strategy of America First. His hats and Ivanka’s line are made in China etc. Meanwhile, Trump’s lifestyle expenses have already exceeded Obama’s expenses for the year with trips to his club every weekend while his wife sits in the NY Tower costing us $500,000 a day. We are also covering his sons’ visits to promote his properties in Uruguay and Dubai as well as Trump properties around the world. Trump is cutting our programs while increasing programs for his own benefit at tax payer’s expense. Trump raises tax for some.

The Don’s proposed tax cuts for the rich are wasted.
“Three-quarters of the tax cuts would benefit the top 1 percent of taxpayers” The middle fifth of incomes would get a 0.5 percent tax cut, worth about $260. Most economist say his tax cut will increase deficits and like Kansas, our taxes will go up to pay for them in the future. KS cut taxes to the rich in 2012 to stimulate growth. It did not work. KS budget is short $1 billion after cutting schools, roads, etc and raising taxes on smokes and alcohol. New income taxes on workers passed. Growth is created by demand from higher disposable income from the majority of Americans. The estimated $260 tax cut will go to pay a new 20% import tax on cars, parts etc from Mexico. Other proposals like allowing immediate depreciation could set heavily leveraged industries like farming, finance and real estate (Trump’s businesses) against those that invest in equipment that loses value over time, like manufacturers. More manufacturers would seek relief by going abroad.

JDPower.com study finds that the 10 top-selling models from the 2014 model year average 134 PP100—significantly lower than the industry average of 156 PP100. Use advisor fees to build $1 million fund

Build $1 million retirement from saving on stuff you don’t need
Your largest expense you don’t need is your broker/advisor. Most of us do NOT see all the fees we actually pay. Yes, your immediate advisor fee may list a fee but the brokerage statement shows only the fund net earnings per period. The security gross is not shown. It does not show the 1-2% that the fund manager took before your balance was calculated. So you don’t see the gains your money earned BEFORE your manager took their “cut.” That total cost of TWO percent every year you invest for retirement could cut your potential nest egg by 64%. Why? The Miracle of Compounding works in reverse too.
            Unless your money manager is able to beat the market and the fees annually—and few have ever done it—you are only hurting yourself. If the fund you are in earned 6% and your costs are 2%, you are credited with the net of 4%. You don’t see the gross earnings first less costs. So compare your last Dec balance to this Dec balance and see how much you actually earned. Divide by last Dec and compare this to your benchmark or the stock market gain of 11.9%. Vanguard cut fees because we investors own Vanguard and as it drains the for-profit fund families, we benefit from ‘buying in bulk’. For instance, Pimco Total Return, once the world’s largest bond fund, lost $3.2 billion in December, bringing last year’s total cash withdrawals to $16.1 billion. Fees are important as this young man told his father. Are you earning over 11% a year?

What is the most important factor in creating a HUGE nest egg?

The number of older Americans that aren't in the labor force rose by 800,000 in the fourth quarter of 2016, marking the resumption of a long-standing trend: the exodus of their generation from the work force and into retirement. This allows younger workers to elevate to senior positions but makes the GOP threaten us with cuts in Social Security. SS benefits are already means tested but Ryan’s train wants to avoid adding to the deficit by derailing the schedule seniors count on for income. GOP does not mind overfunding their war planes and $13 BILLION carrier when they have cost overruns but not when seniors have costs exceeding the Lock Box amounts. Social Security is our security blanket so we don’t have to worry about destitution but GOP keeps threatening to cut our benefits as if we did not earn them. The government used to be “by the people FOR the people” but has turned into “by the people FOR the corporate subsidies” of already profitable corps. 2/3 of corporations pay NO taxes—we pay them tax refunds and tax credits. What a system.

GOP claims it has dozens of laws to replace ObamaCare but won't disclose till next week
Rand Paul says Trump supports his plan but he shows none. “By next week I will have a composite bill that is a replacement, that has the five most important ideas in legislative language, in a bill ready to go as a replacement the same day we do a repeal,” Rand Paul explained. As a doctor, Paul says we will have to buy a plan on your own. [Good luck] He wants to make sure the insurers don’t go bankrupt in the process of change. ObamaCare took months to craft and the single payer option was dropped in a deal to satisfy insurers. Not one GOP bill has been presented so far for fear it would be rejected by all sides. Some don’t like the mandate to buy insurance; some think it raises prices for their own plan; some blame Obama for the cancellation of their old defective policy; some don’t like govt plans at all; some don’t like Obama’s politics and some don’t think poor people deserve it. Most of the objectors receive a plan as part of their job so they don’t have to worry about finding care. GOP has had 8 years to design a plan. Most Americans don’t want to kill ObamaCare—just improve it. Even the AMA is against repeal and going back to the old system. America already has a system that works. It's called Medicare and has been successful for decades and could be expanded for the 20 million ObamaCare users within months.

Will Trump and GOP use the easy way to fix Social Security?
The maximum income that is subject to Social Security tax has gone from $118,500 to $127,000. That means the top 10% of income earners will have to pay an extra $20 or so every paycheck. About $11.6 billion in new tax revenue could come from the change in 2017, the Administration estimates. Congress could be taxing every salary or deferred income. Senior management makes 300 times the average salary—there would be no Social Security shortfall. Paul Ryan would not have to worry about how he is going to trick us into cutting our SS benefits. Congress could easily fix the projected shortfall. But that won’t happen with this Congress because most are millionaires. Once again the rich will get another tax break. Luckily, we have the opportunity to change Ryan’s plan in 4 years before the GOP starts the cuts. It won’t even require raising taxes just the “base” on which tax is collected.

How will cutting corporate and estate taxes help you?
The Don has promised to cut taxes for the most fortunate of Americans. Some in Congress have salivated on the prospect of ending the “death” tax on their assets over $5.45 million. We would need to find $21 billion somewhere else. Guess where! The offset might come from taxing the gain on those assets passed on so the heirs would need to pay a lower tax on greater increase in value from the original purchase. This could mean higher amounts are taxed at 20% instead of 40%. No matter what happens in Washingtonthe wealthy will find a way to pay less using other tax avoidance tricks. They have the luxury to shift income and revenue to take advantage of every tax credit under the sun. The only group that cannot do that is us. The Don’s own supporters will be paying more to help the rich.

Are Target Date funds right for you?

Let’s say your advisor is using JH for the IRA your advisor wants to move your 401k into, you may be paying a huge price to this transaction and now you will do all the work with the advisor’s Robo or call center. Depending on the contract your advisor gives you, your costs could be in the thousands. A $500,000 401k transferred by Robo to JH IRA retirement annuity costs over $10,000 a year not counting the underlying JH fund you own. That could add another $5-8,000 a year. And you and the Robo did most of the work. Great system.

We are seeing in KS what the GOP does when the “free market” tax breaks for the wealth does NOT create jobs and the deficit goes up. KS will raise taxes on smokes, booze and Kansas business owners, drawing largely negative reviews from the GOP-controlled Legislature. KS will sell its share of future revenues from the settlement between states and tobacco companies. KS will stop highway projects, child education and pension funding. KS faces $1.1 billion shortfall due to the tax cuts for wealthy in 2012. Despite some GOP recognition of the tax mistake, the Gov blames Obama’s economy, not tax cuts. GOP will use a Wall Street trick to ‘lend’ itself money so the budget looks balanced. The “sin” tax increases will hit the lower and middle classes. Big business (Koch) continues to use its tax bonanza to fund anti-democratic politics.
GOP can give Trump the tax breaks for the rich he promised but jobs are created from consumer demand not tax cuts. Bush II plunged us into recession with tax cuts and military spending. It is what GOP does.
