Should You Pay Off a Mortgage Before Retiring?

Selling your home if you are going to move or downsize provides money to repay your home loan without having to deplete savings. No reason to pay off mortgage. Some keep their home for seasonal rental and use. Rents pay mortgage. Paying down high-interest loans/credit cards are a better use of your cash. Retirement may leave you cash poor. Some folks earn more toward their retirement income goal than they would save by paying off a low-cost mortgage. Cash from an emergency fund takes priority over paying down a low-interest mortgage. Mortgage interest may help you lower your current income tax bill. Each family must run through the solutions to learn the best strategy before and after retirement. Once you pay off a mortgage, if you need cash you can always use a HELOC to tap home equity for cash. Some cost nothing to acquire. Another alternative is a reverse mortgage. But consider the costs.

Is auto-home ‘bundling’ right for you?

Sounds good but most folks find it is not right for them. Why? Bundle benefits go to the insurer not to you. Buying both auto and home insurance from the same company assumes one insurer can provide the best deals for you. That just doesn’t happen. Insurers price their products differently depending on their financial needs. You can save $ thousands over time by taking advantage of their shifting marketing strategies and also changes in your needs. For instance, insurers in CA and WA have had to raise rates as more fires got worse in recent years. If you have the same insurer in AZ your rates have also gone up. On the other hand, driving and commuting have been reduced so your rates are now found in the ‘leisure’ category. If your credit score has improved, your rate could be lower but only if you shop your vehicles to other carriers. Insurance agents don’t have an incentive to call you when your rates could be lower. Or they don’t know that you now have a minor on your policy or that you now have a dangerous dog. You can’t know you could be paying less for 10-20 years unless you compare rates often. Each insurer has their own set of discounts so you may qualify for more with a new insurer.

Is your family member a scam target?

Certain folks are more likely to be scammed than others. Consider how the results of this study may impact your family members. The scam target is not likely to ask questions of an offer or product or agent. Researchers propose that mental frames governing compliance, opportunity, intelligence, and order may have affected the way that interviewees interpreted what scammers told them. Individuals were more likely to lose money if they believed that:

  • Authority should not be challenged.
  • Financial opportunities are a zero-sum game with clear winners and losers.
  • The world is organized in a way that rewards good people.
  • Asking too many questions can make a person seem ignorant.

Study participants explained how scammers reached out with promises of easy money or lucrative investments. Others described receiving phone calls from fraudsters posing as IRS agents and demanding payment of back taxes. Some scammers pose as eager lovers who promise to pay you back. Natural disaster victims are especially vulnerable to scammers since desperation makes us perfect prey.

Is prepaying your funeral right for you?

Covid deaths—now over 700,000 and counting—have some folks thinking about the future. What is new is paying for your departure in advance to a lay-a-way company with no track record. Funeral homes have had their own ‘pre-need’ accounts for centuries. Of course your prepaid account may not last long enough: there are business failures. However, like buying life insurance for final expenses, paying for a funeral on a lay-a-way basis is not the best solution for this expense. Some plans offer a price ‘guarantee’ but how do you know they will provide the expected services. Some new ones offer affordable monthly payments in advance. Some claim they will hold the money in a bank and move the money to a funeral anywhere in their system. A better way is to designate some of your legacy for your final appearance. Since you don’t know about costs in advance, you may want to leave a note with your will explaining what kind of show you want and how much to spend. You need to designate a trusted executor to follow thru on your plan. My plan is cremation by the medical school when they are done with me. God knows what is on my tombstone. Why is the boring target-date fund right for you?

Tests and surveys have consistently shown that steady contributions—the same amount each month—to these low-cost index funds provides the best chance of reaching the maximum accumulations over time. This boring investment strategy beats any advisor or computer-run strategy because the market swings are unpredictable. Most investors and their advisors think they can do better than the market index funds. Hubris was identified early in human history as being the cause of one’s downfall. Morningstar, the investing analyst, ran some extra simulations and DCA (dollar cost average) does possibly account for some of the gap in returns, but a perfectly-steady DCA investor still outperformed the real-world investor in 6 out of 7 fund categories. DCA can’t be helped if you are simply investing what you can, when you can, but there is still extra trading in and out that appears to only make things worse. Market timing, the effect of using ANY investing strategy, has no benefits for you except maybe in the short term. Warren Buffett advocates this “dumb” way of investing because it succeeds.

How did you do in 2020?

Corporation heads increased their own pay 18.9% in 2020. The CEOs at the top 350 firms in the U.S. were paid $24.2 million on average. They laid off millions of workers to be able to pay themselves that much. Yes, demand for products fell but pay for the boss did not. The pay went up for them but down for employees. Since the 1970s employees have been cut out of productivity gains—we make more stuff for the same pay. When we compare our pay to theirs, CEO-to-worker compensation ratio was 21-to-1 in 1965. It peaked at 366-to-1 in 2000. In 2020 the ratio was 351-to-1. Some corporations took the money to keep employees working but gave them pink slips instead. Most corporate heads cashed in on socialist ideal: Federal Reserve using future taxes to buy their corporate bonds. When the government buys corporate bonds to prop them up during a shut down like the pandemic, we have full-blown socialism American style. Private corporations take the profits; we the public take on US debt that is paid off by our taxes.

How the rich get richer

Dealers may maintain inventory and thus can deduct their expenses and losses against gains. Wealthy investors can use the value to borrow funds and thus avoid any income tax for their lifestyles. How can you know how much to save for, and in, retirement?

Many folks tell me that they can’t save for retirement because they don’t know how much they will need in retirement. Of course, you can’t have too big a nest egg but then pre-retirees don’t save since the monthly amount seems too great to bear. Others worry about how much to spend down in retirement. They fear running out of money. These unknowns are very specific numbers to each person—there is no rule of thumb. Advisors have formulas but most people hate the thought of wasting money on a full-time financial advisor. There are ways to find the answers for yourself. With these estimates that give you an idea of how much to save and/or spend, you can correct your calculations as you go on. Each year you learn a little better what you face in terms of growing and spending your lifestyle fund. Better to know than not know in this time. How to replace retirement funds now?

Survey says 35% of non-retired respondents had already dipped into their retirement funds and may do so again. No one wants to use future money now but we have to get money from somewhere. Most of us did not have $1,000 for emergencies. How do we regain our future money funds once we are able? To catch up, we must use a low-cost stock mutual fund since bank interest is too low. With savings rates as low as inflation, we need faster growing stocks. To minimize the risk of stocks we buy shares of 500 of the best companies in the world. We use a low-cost mutual fund so we don’t give any fees to the seller. We want our money to compound without current taxes so we use our employer’s tax-deferred (401k) account or an IRA account. The most successful savers take Warren Buffett’s advice and use the Vanguard 500 Index insider an IRA.

Everyone changes jobs these days. Sometimes a former employer goes out of business or gets bought. Sometimes an IRA savings account gets forgotten. Sometimes a life insurance policy with money in it gets misplaced. Readers have told me stories and I give them my list of places to look. Luckily, we have digital records you can search. You could pay a search firm to do the work but some are scams. If you have some time, finding money can be a fun project. For instance, after I left a securities firm, it went bankrupt. We employees had contributed to an Employee Stock Ownership Plan (ESOP). I forgot all about it and never received any notice about where my money went. I assumed senior management took it in the process. Then I was researching what happened to the firm and found the bankruptcy story online. I found out that the ESOP went to John Hancock and now I get a monthly bank credit for the rest of my life. Most lost money is scooped up by the state treasurer. How much do you have to pay for student loan repayment plans?

There are three options for an approved income-driven repayment (IDR) plan: it allocates 10% to 15% of a borrower’s “discretionary income” for the monthly payments. You pay loans on a 20- or 25-year schedule and then the government will forgive any balance that’s left over at the end. You might end up paying more in interest over this timeframe. You must recertify each year to verify your family size and income—but income-driven repayment may be the best plan for you. The gov calculates the payments using a formula. TIP: contributing more to your work 401(k) lowers your adjusted gross income, and in turn lowers your payment on an income-driven repayment plan. However, at the end of 20 or 25 years, you may need to pay taxes on the remaining forgiven amount.

How much do we taxpayers subsidize Walmart, McDonalds low-wage structure?

A family cannot survive on $7.25 per hour—about $18,000 a year—the same wages earned in 1987. Since a family has to pay rent, utilities, insurance, transportation, clothes, etc, the total expenses average above $30,000 a year. Depending on the number of children in the household, our taxes subsidize the base family income through programs like food stamps $8,160, EIC $6,660, CTC $3,000. These are the totals possible for more than 2 children. Most workers earning minimum wage have children in the family. Many do not have spouse earnings. States and Congress have kept wages low in order to gain the election donations of large employers like Amazon, Walmart and McDonalds. In effect, the government is subsidizing America’s big business. Most people would call this Socialism. It is socialism in the way we taxpayers allow corporations to take larger profits. Their labor costs are reduced because we pay almost HALF their workers’ incomes using special relief programs. The rest of a worker’s survival income comes from working another job or a spouse’s income. Corporations pay little or no taxes so the burden falls on tax payers. Most corporations use foreign subsidiaries as a tax haven. Most of us can’t afford a tax haven. Our socialism: private profits; socialized costs.

Is a 2% wealth tax right for you?

Besides inheritance taxes, the only wealth tax currently in place is the property tax, which hits the middle class hardest. According to a 2017 analysis by economist Edward Wolff, this is because a primary residence represents the majority of a middle-class homeowner’s assets, whereas only about 7 percent of the wealth of 1 percenters is tied up in personal real estate. Senator Warren’s proposal calls for a 2 percent tax on fortunes exceeding $50 million. So if you have $100 million in assets, you’d be taxed on half of that, and your bill would be $1 million. Most of us are taxed on earned income so this tax might help pay for the massive tax breaks given by Congress recently. We pay sales taxes which hit the poor in the face. The rich don’t buy much at Walmart. The rich get richer because long-term investment gains are taxed at a much lower rate than wages, and only about half of Americans own any stocks, our progressive state and federal income taxes have been insufficient to curb the nation’s staggering—and growing—disparities in social and economic well-being. The wealthy will never miss the $1 million in tax because asset value compounding will double their $100 million to $200 million in about 7 years. $200 million less $1 million still leaves $199 million. They can easily get by. Plus the IRS will never find/appraise all the assets of the wealthy. They will just move the yacht in Nassau. Better: a securities transaction tax on high-income people. It can raise a lot of money from traders and corporations. These Biden changes are what keeps rich up at night.

Have tax forms; will file … for FREE

W-2, unemployment, SS benefits, IRAs, pensions, RMD, brokerage, etc. If you have all your forms, file for FREE online. If you didn’t receive a correct form, file a Form 4852.  Usually filing your state return costs as little as $15 unless you buy the Pro helpline. Avoid $300-400 paid preparer fees—new IRS forms mean higher fees. Unemployment insurance is TAXABLE on the Federal income tax return; not on some state returns. Some states do not tax your SS and pension benefits. Retirees did not have to take their RMDs in 2020 so taxes may be less: it was a good time to convert IRA to Roth IRA for tax-FREE future. Unless you were self-employed, you can’t deduct home office expenses of working from home. Some states continue the health insurance mandate and penalty unless you have an exemption. Since the IRA contribution deduction has no age limit now, you may reduce your income/taxes by making a contribution of up to $7,000. The standard deduction went up to $12,400 single; $24,800 joint. Jan 15 last day to make 2020 estimated payments. You have to report your April/May and December/January stimulus payments even though they are not taxable.
