A single-credit financial life skills course does NOT have much influence on financial well-being or financial stress. However, there are still good reasons for colleges to offer financial education courses. Among the measurable benefits derived from these courses are greater financial socialization and financial self-efficacy. In other words the course may help a persons understand their needs. For instance, if you learn that you may get help in paying off your loans, you may seek out help from more professional sources. On the whole, people learn what they need to know when the specific need arises. My real financial awakening came when my boss showed me how much money he made investing in a particular mutual fund without a broker. I was lucky. This guy was a helping type. He was happy in his career and he liked helping me understand how financials worked. When I needed a high-interest savings vehicle, I learned to compare rates and costs of different formats by asking questions. I learned about how the brokerage business was done. Eventually I took an MBA and was hired by a Wall-Street brokerage firm to manage a unit. I did not sell securities. I had to get 5 licenses to keep my job as an annuity automated computer processing system.

Some rental real estate owners will take advantage of the “1031 exchange” or like-kind exchange. A 1031 exchange is a tax strategy that allows rental real estate owners to avoid paying capital gains taxes on the sale of an income property by using the proceeds from that sale to purchase a similar commercial property.
